2. Within 10 days return the completed booking form with deposit in order to secure booking.
3. We will return a confirmation of booking with villa access details and details of our property management company who will assist you during your stay.
4. 8 weeks prior to departure, pay the balance and refundable security deposit in full.

Terms & Conditions
Contract of Hire
The hiring contract shall be between the Clients and Owners of the property. They shall be made subject to these Conditions of Hire. The Contract of Hire is not effective until the client receives a written confirmation of booking.
Bookings will be confirmed upon the receipt of the required deposit payment and the completed and signed booking form. However, if the booking is made within two months (8 weeks) of the holiday commencement date, the full amount of rental and security will be required on booking.
A refundable deposit of £ 100.00 is required to be paid with the balance of the rental. This is to be held as a security against inventory damages, excess-cleaning costs etc. The deposit will be returned to the client, subject to a satisfactory inspection by the management company.
The balance of hire will be due eight weeks before holiday commencement date. The Owner reserves the right to cancel a holiday where full payment has not been received before this date. Bookings made within eight weeks of departure require FULL pre-payment.
Confirmation of Booking
Once a confirmation has been issued the client is responsible for the price of the property rental as shown on the confirmation. Signing of the booking form constitutes acceptance of these terms and conditions by the client.
In the event of the client having to cancel the booking the Owner requires written notice of cancellation and the following charges will apply.
• More than 10 weeks prior to departure - Deposit only
• Between 8 - 10 weeks prior to departure - 50% of rental
• Less than 8 weeks prior to departure - 100% of rental
The owner cannot accept liability for the acts and omissions of our principals over whom we have no control (such as airlines, car-hire companies, rental management companies and other such third party individuals, businesses or organisations). The Owner cannot accept liability whatsoever for any injury of any type or loss of life sustained by guests or any visitors to the villa, swimming pool, or grounds or for any loss or damage, however caused, to any property brought to the premises, its grounds or swimming pool. Information concerning the property may from time to time be amended to reflect any changes in the construction or layout of the property and its interior decor as may be required.
Under NO CIRCUMSTANCES may more than the maximum number of persons booking, occupy the property, except by prior written agreement. THE OWNER RESERVES THE RIGHT TO REFUSE ADMITTANCE IF THIS CONDITION IS NOT OBSERVED.
Single Sex Parties
Our Villa is intended for family and adult holidays. No Young Persons or Single Sex Bookings. We reserve the right to not accept single sex bookings of any age. We may apply discretion in certain circumstances. We also reserve the right to refuse or terminate a booking where we feel that the comfort of our Neighbours may be put at risk.
The client is responsible for the property and is expected to take all reasonable care of it and all its contents, fixtures and fittings. The Owner has the right to take legal recourse to reclaim any losses caused to the contents, fixtures and fittings by the client, during the hire period. All equipment, utensils etc. MUST be left clean and tidy at the end of the hire period. Smoking is strictly NOT permitted in the Villa. Any damage or excess cleaning resulting from such actions will require the owner to take legal recourse to reclaim damages.
All damages, breakages and excess cleaning are the responsibility of the client, and costs shall be payable upon demand. When the amount concerned is less than £100.00 it may be deducted from the security deposit. For amounts over £100.00 the hirer will pay the appropriate excess amount, otherwise legal recourse as explained in Clients Responsibilities will be enforced.
Arrivals and Departures
Villa booking periods are Saturday to Saturday but can be flexible depending on other bookings. Check-in times are 4.00pm but can be flexible on the day of arrival depending on other bookings. Check-out times are 10.00am but can be flexible on the day of departure depending on other bookings. Every effort will be made to accommodate the client.
If after booking you decide to alter any details, the owners will do their utmost to make the requested changes provided that they are informed at least eight weeks prior to arrival.
Changes or Cancellation
Wherever possible all changes will be advised to you without delay. Should circumstances beyond our control require us to cancel a booking we will, where possible, make alternative arrangements. Should this prove impossible or unacceptable, and once instruction has been received in writing from you, you will receive a refund of all monies paid.
The owner accepts no responsibilities for and shall not be liable in respect of loss or damage or changes caused by force majeure events (e.g. strikes, fire, flood, wind, storms, closure of airports, traffic accidents or delays, bad weather, war, riot, civil disturbance, forced entry etc.) or any other event beyond their control.
The client is strongly advised to take out insurance cover. NEVER TRAVEL WITHOUT INSURANCE. The owner is not responsible for any deaths, injuries, illness or loss or damage to property including motor vehicles or to that of any guest, however caused.
The villa will be cleaned prior to arrival and an interim clean will be available for guests staying two weeks or more at an additional charge. Cots, highchairs and a villa welcome pack are all available at an extra charge. Details available on request.
Conditions of Carriage
These booking conditions are subject to the condition of carriage of your road, rail, airline or sea carrier when you travel with them to or from your holiday destination and these conditions contain certain conditions which limit or exclude liability.
The advertisement is a guide to the quality and description of the property. The owner reserves the right to make modifications, which are shown to be necessary in the light of operating experiences. In the event that unintentional errors occur, the Owner cannot accept liability for these details.
All prices are inclusive. We guarantee that once you have paid the £100 deposit we will not change your holiday price unless you make changes to your booking that incur extra costs. Customers are reminded that our prices and charges are subject to change and may go up or down in response to changing market pressures.
